The first step is to schedule a FREE CONSULTATION with one of our team members! We can meet via phone call, video chat, or in-person meeting. We will provide you with current market rental rates and insight on the rental market.  Have a question on staff performance?  We can also provide a shopping report

We will request current property and tenant information to see how to serve you best with the transition

What Are Your Fees?

  • 6 - 10% of all income collected.  Based on door count and location. 

  • *Tenant Placement Fee* Approximately 50-70% of one month's rent.

  • *Lease Renewal Fee*: A flat rate - approx. $200 

How Do You Market Your Properties?

  • Professionally designed and managed website - GetLagosNow.com

  • Professional Photography - High-quality photos to showcase your property’s best features

  • Virtual Tours - 3D virtual tours to allow prospects to explore the property remotely

  • Online Listings - Posting on popular platforms like Zillow, Craigslist, and Apartments.com.

  • Social Media - Sharing on the platforms Facebook, Instagram, and LinkedIn

How Do Security Deposits Work?

In Portland, security deposits are regulated to ensure fairness:

  • Amount - Typically, no more than one month’s rent

  • Bank Deposit - Deposited into a secure financial institution account

  • Refund - Must be returned within 31 days after the tenant moves out, minus any deductions for damages

What Sort of Leases and Rental Agreements Do You Offer?

Fixed-Term Lease - Usually 12 months

Month-to-Month options are available for residential rentals following a fixed 12 month term

How to Repairs/Yearly Maintenance Work?

We handle all aspects of property maintenance:

  • Preventive Maintenance - Which includes regular inspections and servicing

  • Responsive Maintenance - Which includes promptly addressing tenant repair requests

  • Emergency Repairs - Available 24/7 for urgent issues

What About Pets?

Our pet policy includes:

  • Pet Rent - Additional monthly rent fees for pet owners

  • Restrictions - Certain breeds may be restricted

What About ESA/Therapy Animals?

Emotional Support Animals (ESA) and therapy animals are allowed as per Fair Housing laws in Oregon:

  • No Pet Fees - ESAs are not subject to pet fees or deposits

  • Documentation - Required to provide a letter from a licensed healthcare professional 

Will My Property be Available for Section 8?

Yes, we accept Section 8 housing vouchers. The vouchers count towards income requirements. Eligibility is based on income

How Are The Renter Applicants Screened?

All screening is completed by a third party on a first come, first serve basis:

  • Pre-qualification - Initial contact to assess suitability

  • Application Review - Detailed analysis of applications

  • Credit and Background Checks - Comprehensive checks to ensure reliability

  • Reference Checks - Contacting previous landlords and employers and gathered important facts 

How Do You Charge for Tenant Damage?

We charge for damages beyond normal wear and tear:

  • Itemized List - We carefully review and provide an itemized list of all damages and repair costs

  • Deductions from the repair cost - The security deposit total is deducted from the total repair fees

What is Your Eviction Process?

Our eviction process is compliant with local laws. Processes include:

  • Notice - Providing the tenant with a notice to vacate

  • Legal Action - Filing for eviction if the tenant does not comply

  • Court Proceedings - Attending court hearings as necessary

How Am I Informed About The Condition of My Property?

We keep you informed through:

  • Regular Inspections - Scheduled property inspections

  • Reports - Detailed reports on property condition and maintenance

How Will I Receive My Income?

Your rental income will be given to you, unless requested differently thru:
